Three levels, high ceilings, and a whole lot of light --- that's the first impression, and it holds up. 30A Emerald Waters sits in the heart of the Seacrest Beach community, close enough to the sugar-white sand that the walk down is part of the morning routine rather than a production.
Every floor has its own private balcony, which turns out to be the detail that makes a big group trip work. Someone's out there with coffee at seven, someone else is out there with a book at four, and nobody's in each other's way. Inside, the main living area opens up wide and stays comfortable through the long stretch between beach and bedtime. The kitchen is stocked for actual cooking, with room for two people to work side by side and a coffee maker that handles both pods and traditional grounds, so nobody has to compromise before 8 a.m. Smart TVs throughout mean the movie-night crowd and the early-morning-cartoon crowd can coexist peacefully.
Four bedrooms sleep twelve, and every one of them has its own ensuite bath --- the detail that turns a big group trip into an easy one. Two king rooms handle the grown-ups. A full-over-full bunk room and a second room with two twin-over-twin bunks give the kids and cousins their own territory. Beds arrive made with a full linen package, so the first hour is for unpacking, not hunting for sheets.
Seacrest Beach is a community built around water. At its center is a 12,000-square-foot lagoon pool --- one of the largest private pools in Florida --- with a fountain, waterfall, and children's splash area, ringed by palms, loungers, and a grassy amphitheater that hosts concerts and movie nights through the season. From March through October, an on-demand tram runs between neighborhood stops, the pool, and the community's private beach access on the south side of 30A. Two bikes come with the home for the mornings you'd rather pedal, and 1.35 miles of shaded walking trails wind through the neighborhood for the ones you'd rather wander.
The location is the quiet luxury here. Seacrest sits between Alys Beach to the west and Rosemary Beach to the east, both an easy walk or bike ride away. Rosemary's town center is roughly half a mile out, with boutiques, cafes, and restaurants gathered around brick-paved squares; Alys is about the same distance in the other direction. Camp Creek Golf Club is a mile and a half north. And a few minutes east, Camp Helen State Park opens onto Lake Powell --- a rare coastal dune lake with kayaking, fishing, birding, and trails that spill out onto the sand.
The house is built for the rhythm of a real family vacation: slow mornings, sandy afternoons, dinners that run late because nobody's in a hurry to get up from the table.
AMENITY ACCESS: To park and access Seacrest Beach community amenities, guests must complete the online Seacrest Beach HOA Guest Registration packet prior to arrival. A link will be sent after the reservation is confirmed. Upon arrival, pick up parking passes and wristbands at the Guest Service Window by the lagoon pool. The lagoon amenity complex can be entered at any of the six gates. Look for the queue outside the Guest Services office, marked by safety-yellow beach umbrellas.
BEACH ACCESS: The Seacrest Beach community's private beach is located on the south side of 30A. On-demand tram stops are located throughout the community and operate March through October. Entering the beach to the left (east), on-site chair rental service is available; La Dolce Vita is the exclusive beach service provider at Seacrest Beach and is booked separately at additional cost. Guests may bring their own chairs for setup on the right (west) side of the beach. Prohibited at the private beach access: wagons, wheeled coolers, tents, and canopies.
POOL: The Seacrest lagoon pool is open year-round, 9:00 AM--9:45 PM. It is heated by the sun only, with no mechanical heating --- off-season water temperatures may be cool.
