Four levels stack the living and sleeping spaces, connected by a private elevator that makes moving between floors effortless --- luggage, grandparents, and late-night snack runs included. Mornings start slow in the main living area, where a kitchen built for a crowd (two refrigerators, two stoves, two dishwashers) opens onto a dining table set for 26 and a deep, pillow-soft sectional. Just off the main room, a den with its own sectional and Smart TV gives kids or a smaller group somewhere to peel away, so the energy can rise and fall without anyone feeling boxed in.
The sleeping arrangements are designed for balance. Eight king bedrooms sit across the upper two floors for anyone after a calmer retreat, while two bunk rooms with full-over-full beds bring the all-in energy kids and friend groups run on, trading stories long after the lights should be off. An eleventh bedroom anchors the bottom floor, steps from the game room.
Downstairs runs on its own clock. The game room --- pool table, Smart TV, and just enough distance from the main living spaces --- is where the night finds its second wind.
Outside, a private pool and spa set the pace for long afternoons, with the spa waiting for whoever's still up once the evening quiets. The screened porch is built for dinners off the outdoor kitchen and grill, with a six-seat table, a bistro set, and overhead fans keeping the Gulf-coast air easy. Getting around is half the fun: a complimentary six-passenger low-speed vehicle and eleven adult bikes are at the group's disposal, and the free Grayton Beach tram picks up about a third of a mile away --- easy ways to trade four wheels for two and roll down to the sand, a little over a mile south.
And Grayton itself is the reason to come. One of 30A's most beloved stretches, it's known for sugar-white sand, glowing turquoise water, and a barefoot rhythm locals have guarded for decades. The Shops of Grayton sit a quarter mile from the door --- galleries, a glass studio, and a bakery, close enough to walk before breakfast. The village core is about a mile south, an easy cart, bike, or tram ride, with live music most nights and casual Gulf-side plates at Chiringo. Grayton Beach State Park is just under a mile out, where the trails run alongside a coastal dune lake --- one of only a handful of places on earth where that ecosystem exists --- and the Underwater Museum of Art rests on the sea floor just offshore, a sculpture garden open to snorkelers and certified divers.
Seaside and WaterColor sit about two miles east --- a short drive, or a flat ride down the 30A path if the group's already on bikes.
